As if lifted from the landscape of a Tuscan hillside, Villa Toscana- winner of the 2009 Parade of Homes in both the custom home and kitchen design categories, is old world craftsmanship in a new world Winter Park estate. The goal of the builder was to recreate the architecture seen during a vacation on the Mediterranean. Outside, walls of authentic venetian plaster, double/triple stacked tiled roof, ,and a wrought iron gated walled courtyard with fireplace at the entrance are just a few of the design elements that make this a home like no other in Central Florida. Inside, the spiral staircase with hand forged iron handrail provides the grand entrance to the second floor. A masterful kitchen design houses just about every appliance- including dual refrigerators, freezer, and walk in pantry- within Italian style solid wood cabinetry. Both the living and kitchen areas empty out onto the pool, another outdoor fireplace, and lanai. The commercial grade, water proofed basement is home to a workout room/ballet studio and can be made into a future spare. Close to Park Avenue shops, restaurants and everything this desirable area has to offer.

There is a bright spot in the Luxury Home Market

In the luxury sector of the real estate, sales and prices are rising while everywhere else, the market is moving sideways or getting worse. Prices of $1 million-plus properties have risen 0.7 percent since February of this year, according to Zillow. And prices of houses under $1 million have fallen more than 1.5 percent.  “Luxury is the best performing segment of the housing market right now,” According to  chief economist Stan Humphries for the company. The segment referred as a bright spot in the housing market, is occupied by only 1.5 percent of the U.S. population.

And who is buying in? For international buyers, U.S. property is the new undervalued asset,  and foreigners are big buyers of luxury properties. International clients bought $82 billion worth of U.S. residential real estate last year, up from $66 billion in 2009. In states like Florida, international buyers account for a third of purchases of Luxury Homes, up from 10 percent in 2007. More>>
