Dr. Phillips Neighborhoods

Doctor Phillips is among one of Orlando's most desirable neighborhoods and is located about 10 miles southwest from downtown Orlando (10 minutes on I-4), a short drive from Walt Disney World, Universal Studios and SeaWorld. It is named after Dr. Phillip Phillips, a Central Florida citrus tycoon who owned thousands of acres of groves in nine Central Flroida counties including the Dr. Phillips and Bay hill area in Orange county.  Dr. Phillips is divided into several neighborhoods or subdivisions and many of which are located on the banks of the Butler Chain of Lakes, Little Sand Lake and Sand Lake and are among the most desirable and coveted in the Greater Orlando area.

If you are thinking about buying a home in Dr. Phillips, this neighborhood primer will be helpful. It provide a short snap shot of each neighborhood, including age of homes, general price ranges, location and  short description of the characteristic of that subdivision. A list of current homes for sale in Dr. Phillips, including pictures, descriptions, tax and HOA information will flesh out your knowledge of what to expect.  To get a feel for location you can access a Dr. Phillips Neighborhood Google map I put together. Bay Lakes at Granada -located surrounding Lake Sloat and Lake Tucker.Home Prices range from low $200s-$300,000+ (short-sales can be found in the high $100s). Bay Lakes at Granada is a secluded established neighborhood ideally located within walking distance to shopping, and dinning at restaurant row. Bay Lake at Granada offers 3 and 4 bedroom single family homes with larger than normal lot sizes built around 1979-1985. Homes range from 1533 to 2776 square feet. Bay Park -Located west of Dr. Phillips Blvd. and north of Palm Lake Dr. Home Prices Range from $450,000-$600,000 . Beautiful homes on large lots Bay Park features 4 and 5 bedroom single family.  All  within walking distance of Palm Lake Elementary School and at the heart of Dr. Phillips. Bay Ridge - Located on Apopka-Vineland  and north of Sand Lake Road. Homes in the $200s - Bay Ridge subdivision offers  a unique concept know as land condo. The subdivision is comprised of detached homes and features a community pool with 2 gated entrances. Homes were built between 1993-1997, have 2, 3 to 4 bedrooms and range from 1631 to 2580 sq/ft. 


Bay Vista Estates -Located west on the southern tip of Big Sand Lake, off Apopka Vineland Rd - and north of Darlene Dr. Homes from: $220,000-$1,600,000. The community of Bay Vista estates enjoys deeded lake access,  community tennis courts, a boat ramp and park. The subdivision offers 3, 4, and 5 bedroom single-family homes, along with larger lakefront estates and most were built between 1984-91, though a handful were built through to 2002. Brentwood Club - Located Apopka Vineland south of Sand Lake Road. Homes  range in price  from $400s - $1,000,000 with an occasional short sale/REO in the 300s. Brentwood Club features beautiful custom homes on larger lots with pools and tile roofs. This great neighborhood offers 4 to 6 bedroom and most were built between 1991-98. Most of the homes have screened in pools. 

Bristol Park-  located  on Apopka-Vineland Road south of Sand Lake Road, Adjacent to Brentwood Club. Homes from: $250,000-$500,000s. The beautifully planned community of Bristol Park in Dr. Phillips is a short walk to Baymeadows elementary. Courtleigh Park located off Apopka-Vineland Road north of Conroy-Windermere Road. Homes from: $300,000-$600,000. Occasional short-sale  in  the high $200s. Courtleigh Park is a beautiful maintained secluded subdivision which offers  4 and 5 bedroom, single family homes many on large lots  with pools . Cypress Point - Located off Apopka -Vineland Road south of Sand Lake Road. Homes from high $700,000 - 6,000,000 . This is a 24-hour guarded gated community that offers luxurious custom built single family residences are nestled among the shores of the Butler chain of lakes. Community features include a park, tennis court, tot lot and basketball area, beach, gazebo  and a pier. Diamond Cove- Located off Buena Vista Woods Blvd off Apopka-Vineland RD, just south of Lake Crowell. Homes from the $200,000s to high $3000,000s.Diamond Cove is a sister community to Emerald Forest. Community features homes built during 1993 to 1998 and ranging from 3 – 5 bedrooms within walking distance of Sandlake Elementary.  As a resident of Diamond Cove, you will enjoy the community pool, tennis courts, playground, basketball and the short walk to the new Dr Phillips Park. Emerald Forest - Located off Buena Vista Woods Blvd. south of Apopka-Vineland Road. Homes from: mid $200,000s- high $400,000s. This Dr. Phillips community of Emerald Forest is a great neighborhood conveniently located to restaurants, grocery stores, and shopping. Walking distance to Sand Lake Elementary and Dr. Phillips Community Park where there is a Baseball Diamond, Fitness Trail, Dog Park, Pavilion, & Splash Pad. The Sportsmen's Association is close by for boating on the Butler Chain of Lakes. Located just minutes from I-4, the "Beachline" and all major Orlando attractions. Granada Villas- Located  off Sand Lake Road and Apopka-Vineland Road.  Homes range from: mid$100,000s to $200,000s.  Granada Villas in Dr Phillips offers 2, 3 and 4 bedroom villas (built 1984-88) within walking distance to shopping and dining at restaurant row. Residents enjoy deeded access to Little Sand Lake  which lets them enjoy exclusive access to gated lakeside, with tennis courts, boat ramp & picnic area on Little Sand Lake. The neighborhood located near entrance of I-4 as well as the 528/Beeline and Disney. Orlando International Airport is less than 15 minutes away. Hidden Springs - Located Dr. Phillips Blvd. north of Sand Lake Road. Home prices range from the $100,000s to $200,000s. Hidden springs is conveniently in the heart of Dr. Phillips. Kensington Park­- Located off Conroy-Windermere Road East of Apopka Vineland. Homes range in price from high $400,000s to $700,000s built mostly between 1999 and 2002. Homes range from 4 to 6 bedroom in this private gated community is in the heart of Dr Phillips. Kensington Park  amenities include a neighborhood tot lot, community basketball and tennis courts . Landsbrook Terrace ­- Located off Conroy-Windermere Road east of Hiawassee Road. Landsbrook Terrace is a gated community featuring tile roof homes ranging from the low $200,000 to $300,000s..
