Celebration- The Villages of Celebration

Located just minutes from the Disney attractions and about 25 miles south of Orlando, the town of Celebration was meticulously planned by Disney to feature wonderful homes and townhomes. This is a guide to the different neighborhoods with the town of Celebration, known as the Villages. It is a good primer if you are considering buying a property in Celebration.

The Main Village includes the downtown area of Celebration and is comprised of 351 residencies. You will find Single family homes, Townhouses and Condominiums all within walking distance to the downtown area where restaurants, shops, banks, the post office are located. The downtown area also features a large heated pool at Lakeside Park, basketball court, lighted tennis courts, playground, and a volunteer library. Above the Market Street area, are condos that were converted from apartments. Downtown also includes the K-8 school, and Stetson University. Living there allows for easy walking distance to all of downtown, but it can be congested with traffic, parking and visitors. The Carlyle Residences, completed in 2007, with townhouses and condominiums is the newest element to be added to the Main Village.

The East Village has Cottage, Village, Estate and Manor homes, Townhomes and  Condos. Construction began in 2001 through 2007, but the bulk of the homes were built in 2002 and 2003. Features of East Village include a small community pool, soccer fields and a playground especially designed for young children under  3 years. East Village can be accessed by Eastlawn Drive, the main road from the Main village for both the East Village and Aquila Reserve. The sales statistics for single family homes sold in the East Village for 2010 show the median sold price per square foot of $156.53 with the median price of $395,000 for single home homes per the Mid-Florida MLS.


The West Village has 95 homes adjacent to the Main Village and borders the Celebration Golf Course and the Celebration K-8 School. You can find a mix of Cottage, Village and Estate homes in the West Village.

Lake Evalyn is located just past the downtown area. With only 59 homes, this is the smallest Village, with romantic with street names like Wisteria Lane and Rosa Street. Mostly made up of Garden homes with small yards and  surrounded by lighted walking trails connecting to the downtown area, the area had an intimate feel. Homes on Lake Evalyn Dr. Ave enjoy beautiful views of the pristine Lake.

Aquila Reserve, with a single access road leading into this neighborhood, this area remains the most  secluded enclave within Celebration. Featuring a  variety of single family home types including Cottage, Village, Estate and Manor homes, it is free of Condos and Townhomes. The village has beautiful views of water and conservation areas along with a very remote and private location and not have public  or parks.

North Village. Although the closest of all villages to highways 192 and 417, the North Village enjoys the least amount of  tourist traffic than the other main villages. Featuring a variety of homes styles from Condominiums, Townhouses, Garden, Cottage, Village, Estate and Manor Homes, it was largely built during 1998 through 2001, with some just over a dozen built in 2005 to 2007. The neighborhood has a community pool, park, pavilion, sand volleyball courts and a playground. It has convenient access to I-4, 417, and 192 that make it attractive it its residents.

The South Village has Spring Park, one of the largest parks within Celebration. The park  features a large pool, soccer fields, playgrounds, a Town Meeting Hall which residents can lease for weddings, parties and other events. Its 552 homes are sited next to conservations areas. The styles of homes vary with Condominiums, Townhomes, Bungalows, Cottage, Village, Estate and Manor homes all built between 1999 and 2003.Located just a 1.5 mile from the downtown area, it can be accessed via Celebration Ave. or Celebration Blvd.

Artisan Park  is the largest village and the last single family home development to be built in Celebration. Most homes were built  between 2004 and 2006--all of which have  block construction. Home styles include Condominiums, Townhouses, Bungalows, Cottage, Village, Estate and Manor homes. Though not  gated, residents of Artisan Park pay an additional fee for access to its exclusive Clubhouse with a fitness center, bar, and large pool and  for DSL services. Residents of Artisan Park may also enjoy the use of all pools, parks and facilities throughout Celebration. Many homes enjoy parks and conservation views.
